Korean Newlywed and Newborn Mortgage Calculator: Payments, Interest and Refinancing
Policy reference date: October 26, 2026. This explains a reference calculator built for comparison. It is not an official bank or government service, does not establish loan eligibility and is not a bank quotation. Example conditions are hypothetical, not anyone’s actual borrowing records.

Monthly payments are usually the first number people compare. Yet a lower monthly payment can accompany a higher lifetime interest bill. The new interest rate may be lower, but the borrower may have extended the term or delayed principal repayment.
This tool puts three Korean housing-loan paths in one place: a newlywed purchase loan, a direct newborn-special purchase loan, and refinancing from the former into the latter. No account is needed, and it provides monthly or annual schedules alongside total interest. The calculator itself is in Korean; this article explains how to interpret it.
The three tabs describe different borrowing paths
Newlywed: keep the original purchase loan
The first tab models the newlywed home-purchase product from origination to maturity. Choose household income, term, location, rate type and applicable discounts, including subscription savings and children. The model also reflects the selected discounts expiring.
Newborn: use the special loan from the start
The second tab models a purchase financed directly with the newborn-special Didimdol product. It separates the special-rate period, assumed extensions for qualifying additional births and the rate after that period.
Income, home-ownership and first-home LTV conditions for a new purchase are not identical to those for one-home refinancing. The reference limit may therefore differ even with the same property price and income. Birth or adoption timing must also qualify at the actual application date.
Refinance: change products after making repayments
The third tab pays down the original newlywed loan through the selected installment, then starts the new loan from the actual remaining balance. If the refinancing limit is lower than that balance, the difference is assumed to be repaid with cash.
It shows the outstanding balance, new loan amount, extra cash needed, entered costs and final maturity. Principal transferred between banks is not counted twice as household expenditure.
This tab is limited to refinancing within the outstanding balance. It does not implement the official exception for applications within three months of the ownership-transfer registration filing, which may be treated as a new loan. Leaving the refinancing appraisal blank reuses the initially entered appraisal, or the property price if that was blank too. It does not fetch current market values.
Start with the basic inputs
- Enter property price, requested principal, combined annual income, location and term.
- Expand the discounts section and select only those that genuinely apply.
- Compare level payments, equal-principal repayments and the approximate increasing-payment model.
- Use the basic-condition copy button to compare other tabs with the same starting assumptions.
- Inspect monthly or annual schedules and export CSV, or use print/PDF.
Copying basic conditions does not copy product-specific eligibility, LTV or discount choices. Each tab retains its own inputs and repayment method.
Why total interest can rise after a rate cut
Consider a hypothetical loan with 20 years remaining that is refinanced into a new 30-year term. Slower principal repayment can reduce the monthly payment while extending the time for which interest is charged. Restarting with an increasing-payment schedule can delay principal repayment further.
Separate the effects:
- First compare the same remaining term, repayment method and grace period to isolate the effect of the rate change.
- Then examine what changing the term or method does to cash flow and total interest.
- Include any cash needed to bridge a lower loan limit and any early-repayment or other costs.
This is why the calculator shows total time from the first loan’s origination separately for the two paths. A larger nominal interest total alone does not establish that refinancing is economically worse. Current cash-flow needs and future obligations also matter.
A special rate is not necessarily a full-term fixed rate
The newborn tab does not apply the opening rate unchanged until maturity. It models the current special period and discount durations, then distinguishes the post-special rate.
Future policy and rates cannot be established today. The automatic reset rate is a scenario based on the current official rules. Enter a different final rate to test alternatives, and recheck the official terms and bank assessment at the actual application date. Additional births are reflected only when entered, not predicted automatically.
Limits of the increasing-payment model and nominal totals
The increasing-payment option is an approximate monthly linear-increase model that starts amortizing payments around the interest amount, not an official bank formula. It does not reproduce bank eligibility rules or guarantee the same payment amounts. Do not use it as an application quotation.
Total interest and expenditure are nominal sums. They do not account for inflation, the time value of money, returns on retained cash or opportunity costs. Inflation may change the real burden of future repayments, but does not remove interest charged under the modeled schedule.
The monthly rate is the annual rate divided by 12. Monthly interest and payments are rounded to whole won, with the remaining principal reconciled in the last installment. Actual day counts, payment dates and bank rounding can differ.
Limits and privacy
The displayed borrowing limit is a reference based on price, appraisal, LTV and product caps. It does not establish the approved amount after DTI, existing debts, credit or asset checks, guarantees, deposit deductions or exceptions. Acquisition tax, brokerage and registration costs are separate.
Calculations run in the browser. The calculator does not submit entered figures to a server API or include them in URLs, analytics events or advertising events. The hosted page uses Cloudflare Web Analytics for visitor counts and performance, alongside the site’s existing Google AdSense advertising. Those services’ general access and advertising data processing is distinct from the calculator’s financial inputs. Only pressing the save button stores the three tab states in that browser’s local storage. Avoid saving on a shared device. Details are available in the privacy notice.
